Mortgage calculator: payment, interest and buying costs in Austria

Last updated: 3 November 2026

When you buy in Austria, about 10% in purchase costs come on top of the price, which banks rarely finance, plus the costs of the loan itself. The calculator starts from the price and shows the payment you will actually make.

Example calculation with a fixed monthly payment per rate period. After the fixed rate ends, the remaining debt is spread over the remaining term. Not a loan offer.

What the calculator uses

3.5% property transfer tax, 1.1% land registry fee, 1.5% plus VAT for contract and escrow and, if an agent is involved, at most 3% plus VAT. The loan adds 1.2% for registering the bank's lien, calculated on 120% of the loan, plus the bank's fees. You can change every value.

Banks usually expect around 20% own funds, a payment of no more than about 40% of net household income and terms of up to 35 years.

Fixed rate and extra repayments

If the fixed rate ends before the loan does, the remaining debt is re-priced. Enter the rate you expect under “Rate afterwards”. Extra repayments of up to €10,000 within twelve months are free even during the fixed period; above that the bank may charge at most 1%, or 3% for loan contracts from 2027.
